7 Warning Signs Your Houston Roof Needs Replacing

1. Your Roof Is Close to 20 Years Old

Age is the number one clue. Most asphalt shingle roofs in Houston last between 15 and 20 years. Some last a little longer if they were high quality and well taken care of. Many do not even reach that age because of storm damage.

3. Piles of Shingle Granules in Your Gutters

Asphalt shingles are coated with tiny rocks called granules. Those granules protect the shingle from the sun and help water run off. Over time, and especially after hail, granules start to wash off the shingle.

If you clean your gutters and find a lot of what looks like coarse black sand, your shingles are wearing out. You might also see bare patches on the shingles themselves. Once the granules are gone, the shingle breaks down much faster because the sun hits the asphalt directly.

Sagging usually means the wood deck under your roof is wet, rotting, or damaged. In Houston, this often traces back to a slow leak, poor attic airflow, or trapped humidity. A sagging roof is not something to watch and wait on. It can become a safety issue fast.

A little surface staining is mostly a looks problem. But thick moss or mold can lift shingles, trap water, and lead to rot underneath. The U.S. Environmental Protection Agency notes that indoor mold can also cause air quality and health issues when it spreads from damp areas into the home.
